OK, so no released web work yet.
i’ve been busy in an ever-expanding renovation project. It all began two months ago when we decided to replace the tile in our bathrooms. We quickly attacked the guest bathroom only to find that it had six layers of flooring. So, we pushed off doing the master bath. Well, we ripped up the old flooring this week. It was only two layers. In addition to that, we started seriously considering resizing the shower stall in the master bath (it is currently 30″ x 30″) because (1) we have reason to believe the wall and sub-flooring around the stall has mildew/mold, (2) the plumbing needs some repairs, and (3) it’s pretty cramped in there. We have also been considering replacing the carpet in the living room and dining room area because the current carpet is old and worn. We found a larger shower pan for $25 in new condition (the wonders of craigslist), so we’re buying it in expectation of re-doing the shower stall. i estimated the cost of removing the current stall, moving one of the walls (it’s a three-wall installation) out to fit the new stall, repairing the plumbing, and tiling the walls (everything done by us except for the plumbing) to be around $250 (that’s using tile @ 99 cents a square foot). i also estimated the cost of getting new carpet installed (us moving all the furniture and ripping out the current carpet) to be around $450 (we have 310 square feet in the area and i saw a deal for a flat $99 installation including the padding, etc). We also found a relatively new side-by-side fridge/freezer for free (again, craiglist) because it has rotten food in it and the owners didn’t want to clean it out (gas masks necessary?) as well as a small chest freezer for free (same people). If we’re able to do all of that, it would mean that we have practically renovated the entire apartment.
We’ve asked our landlord if he would accept us doing all of these renovations in exchange for one month’s worth of rent ($800) because we feel that if we do these things (which are almost necessary now!), he’ll easily be able to market it for a much greater value when we leave. He had built a wooden deck over the back porch and installed a washer and dryer right before we moved in. We’ve changed the flooring in both bathrooms, as well as rebuilt the back fence. With a new carpet, fridge, and master bathroom, it’d easily be marketable for $1200 a mo (it’s also located near a major bus/light rail station and an interstate). So please cross your fingers that we’re able to persuade him to accept this deal as well as us being able to do all the work.
